Bed Size Guide for Brantford's New Homes and Condos: What Fits and How to Check Before Delivery

Bed Size Guide for Brantford's New Homes and Condos: What Fits and How to Check Before Delivery

Quick Answer: New Brantford homes and condos often have bedrooms ranging from 9x10 feet to 14x16 feet. Measure your room, doorways, and staircase before ordering. A queen mattress (60x80 inches) fits most primary bedrooms, while secondary rooms may need a double or twin. Call Brad at (519) 770-0001 for sizing help.

Why New Homes Need Careful Sizing

Brantford is growing. New developments are going up across the city, from townhomes along Hardy Road to condos near the downtown core. And while these homes look beautiful in the showroom or on the builder's website, there is one thing the floor plans do not always make clear: will your mattress actually fit?

We hear this question at Mattress Miracle more often than you might expect. A couple buys a king mattress for their new primary bedroom, only to discover it will not make it up the staircase. Or a parent orders a double for their child's room and realizes there is barely space to walk around it.

Brad, our senior consultant, has seen this play out hundreds of times since 1987. "The biggest mistake people make is assuming their new home can handle whatever size they want," he says. "Newer builds have some quirks, like narrower staircases in townhomes or smaller secondary bedrooms. Five minutes of measuring saves a lot of frustration."

Brantford's Building Boom

With developments like Silverbridge, Havendale, Nature's Grand, and the Electric Grand Towns, Brantford is seeing more new construction than at any point in recent decades. Many of these are townhomes and stacked condos with specific bedroom dimensions that differ from older Brantford homes. Knowing your exact measurements matters more than ever.

Standard Mattress Dimensions for Canada

Before you start measuring rooms, it helps to know exactly what you are working with. Canadian mattress sizes are standardized, though the actual dimensions sometimes surprise people.

Canadian Mattress Size Chart

  • Twin (Single): 38 x 75 inches (3.2 x 6.3 feet)
  • Twin XL: 38 x 80 inches (3.2 x 6.7 feet)
  • Double (Full): 54 x 75 inches (4.5 x 6.3 feet)
  • Queen: 60 x 80 inches (5.0 x 6.7 feet)
  • King: 76 x 80 inches (6.3 x 6.7 feet)
  • California King: 72 x 84 inches (6.0 x 7.0 feet)

The queen is by far our most popular size at Mattress Miracle. Our Restonic ComfortCare Queen, for example, measures exactly 60 by 80 inches and comes with 1,222 individually wrapped coils. It fits comfortably in most primary bedrooms, with room left for nightstands on either side.

But "fits in the room" and "fits through the hallway" are two different things. A king mattress is 76 inches wide. That is over six feet. Most interior doorways in new builds are 30 to 32 inches wide. The mattress goes through on its side, but tight corners and narrow landings can make things tricky.

Typical Bedroom Sizes in Brantford Developments

We have helped families in just about every new development in Brantford pick the right mattress. Here is what we typically see for bedroom dimensions in different types of new construction.

Detached Homes

Newer detached homes in Brantford generally offer the most generous bedrooms. Primary suites typically range from 12x14 to 14x16 feet. These rooms handle a king or queen with no issues. Secondary bedrooms usually run 10x11 to 11x12 feet, which works well for a queen or double.

Townhomes

Townhomes are where sizing gets interesting. The primary bedroom is often 11x13 to 13x14 feet, which still fits a queen nicely. But secondary bedrooms may be as small as 9x10 feet. At that size, a double mattress leaves about 18 inches of clearance on one side and roughly two feet at the foot. A twin or twin XL might be the smarter choice.

Stacked Condos and Apartments

Stacked townhomes and condo units in developments like Silverbridge or along Colborne Street tend to have the most compact layouts. Primary bedrooms are often 10x12 to 12x13 feet. A queen fits, but a king would dominate the space. Secondary bedrooms might be 8x10 to 9x11 feet, making a twin or twin XL the practical choice.

How Much Space Do You Actually Need?

The Canadian Home Builders' Association recommends a minimum of 24 inches of clearance on at least one side of the bed and 36 inches at the foot for comfortable movement. For accessibility needs, 36 inches on both sides is preferred. These clearances also matter for making the bed and cleaning.

How to Measure Your Space

Dorothy, our sleep specialist, always tells customers to bring three measurements when they visit the showroom: room dimensions, doorway width, and staircase clearance. Here is how to get each one right.

Step 1: Measure the Bedroom

Use a tape measure and note the length and width of the room at floor level. Do not forget to account for closet doors that swing into the room, baseboard heaters, window sills that stick out, and any built-in shelving. Mark where you plan to place the headboard and measure from there.

Step 2: Measure Every Doorway

Measure the width of your front door, any interior doors between the entrance and the bedroom, and the bedroom door itself. A standard interior door in new Canadian construction is 30 inches wide, but some builders use 28-inch doors for secondary bedrooms and closets.

Step 3: Check the Staircase

This is the one most people forget. Measure the width of the staircase, the height of the ceiling at the landing, and the turning radius if there is a 90-degree or 180-degree turn. Townhome staircases in Brantford new builds are often 36 inches wide with a tight turn at the landing.

Brad's Measuring Tip

"Take a bedsheet or a large piece of cardboard cut to the mattress dimensions you are considering. Carry it through your doorways and up the stairs. If the cardboard does not make it, the mattress will not either. It takes five minutes and saves a headache on delivery day."

Step 4: Note the Elevator (If Applicable)

For condo buildings with elevators, measure the elevator interior dimensions including depth, width, and height. Most standard elevators can fit a queen mattress standing on its side, but king mattresses sometimes need the freight elevator.

Delivery Access Checklist

Our white glove delivery team has navigated just about every type of Brantford home. Here is what they check before every delivery.

Pre-Delivery Checklist

  • Front door width: Minimum 30 inches for queen, 32 inches preferred for king
  • Hallway width: At least 36 inches for turning and manoeuvring
  • Staircase width: 36 inches minimum, note any turns or landings
  • Ceiling height at turns: At least 8 feet for standard mattress height
  • Bedroom door: Confirm it opens fully (no furniture blocking)
  • Parking access: Can the delivery vehicle park within reasonable distance?
  • Elevator dimensions: For condo/apartment buildings

When you call Brad at (519) 770-0001, he can walk you through this checklist over the phone. If there is any question about whether a king will fit, he usually recommends the queen. "A queen gives you a great night's sleep and leaves room for nightstands, a reading chair, or just space to breathe," he says.

Choosing the Right Size for Each Room

Here is a practical guide based on room dimensions. These recommendations assume standard furniture (nightstands, dresser) and at least 24 inches of clearance on the primary side of the bed.

Primary Bedroom Recommendations

14x16 feet or larger: King or queen. Plenty of space for either, with room for a seating area or large dressers.

12x14 feet: Queen is ideal. A king fits but leaves limited space for other furniture. Our Sleep In flippable mattresses come in queen and offer excellent value for primary bedrooms.

10x12 feet: Queen fits with one nightstand per side. A king would be tight. Consider a queen with a lower-profile bed frame to keep the room feeling open.

Secondary Bedroom Recommendations

11x12 feet: Double or queen. A queen works if you skip the second nightstand.

10x10 feet: Double is the sweet spot. Our Restonic ComfortCare Double has 980 coils and works beautifully for teens and guest rooms.

9x10 feet or smaller: Twin or twin XL. The twin XL gives you the same 80-inch length as a queen, which matters for taller teens and adults.

Kids' Rooms

For children's rooms in Brantford's new townhomes, a twin (38x75 inches) is usually the right call. It leaves floor space for a desk, bookshelf, or play area. As they grow, a twin XL gives them five extra inches of length without taking more width.

Common Brantford Delivery Routes

Our delivery team knows the access points for most Brantford developments. For townhome clusters along Hardy Road, we typically use the front entrance. For downtown condo buildings near Colborne and Dalhousie, we coordinate with building management for elevator access. New developments off Rest Acres Road and Wayne Gretzky Parkway are usually straightforward single-family deliveries. Call ahead and we will plan the best approach.

Guest Rooms and Home Offices

If a room does double duty as a guest room and home office, consider a twin XL or double with a slim-profile frame. This keeps the room functional as a workspace while still offering a comfortable sleep surface for visitors. A quality mattress protector keeps it fresh between uses.

Frequently Asked Questions

Will a king mattress fit up the stairs in a Brantford townhome?

It depends on the staircase width and turning radius. Most Brantford townhome staircases are 36 inches wide with at least one tight turn. A king mattress (76 inches wide) can usually make it if stood on its side, but the landing turn is often the challenge. Measure the turning radius at the landing before ordering, or call Brad at (519) 770-0001 for advice specific to your development.

What is the minimum bedroom size for a queen mattress?

A queen mattress is 60x80 inches (5x6.7 feet). The minimum comfortable room size is roughly 10x10 feet, which gives you clearance on one side and at the foot. For two-sided access plus nightstands, aim for at least 10x12 feet. Most primary bedrooms in Brantford new builds meet this requirement.

Can Mattress Miracle deliver to new construction before we move in?

Yes. We regularly deliver to new builds before move-in day. We just need access to the home and a clear path to the bedroom. Our delivery team uses shoe covers and floor protection to keep new floors pristine. Coordinate with your builder for key access and let us know your preferred delivery window.

What if the mattress does not fit through the door?

Our delivery team has handled this many times. Options include removing the bedroom door temporarily (the hinges come out easily), compressing the mattress slightly to angle it through (works with foam and hybrid models), or in rare cases, accessing through a window if the room is on the ground floor. We will find a solution.

Should I buy a mattress before or after closing on a new Brantford home?

We recommend visiting our showroom after your home inspection but before closing. This gives you time to measure the rooms and staircases during your walkthrough, then pick the right sizes with us. We can hold your order and schedule delivery for your move-in date.
