Apex I Floor Plan Brantford: Bedroom & Mattress Guide

Moving into a new build with an Apex I floor plan? One of the first practical decisions is what size beds to put in each bedroom. Floor plans look spacious on paper, but the actual usable space depends on window placement, closet doors, HVAC locations, and how the room connects to an ensuite or hallway.

Apex I Floor Plan Overview

The Apex I is a popular floor plan among Brantford-area builders, offering a practical layout that balances living space with bedroom sizing. While specific dimensions vary by builder and lot orientation, the general layout includes:

• Primary bedroom: Approximately 12x14 feet with an ensuite bathroom and walk-in closet
• Secondary bedrooms: Two or three additional bedrooms, typically 10x11 to 11x12 feet
• Ceiling height: Standard 9-foot ceilings on the main and upper floors, sometimes 8-foot in finished basements

The key variables that affect bed placement are the door swing direction, closet configuration (walk-in vs. reach-in vs. bifold), window placement (especially if windows are centred on the wall where you'd place the headboard), and the ensuite entrance location.

Primary Bedroom: Layout and Mattress Options

A 12x14-foot primary bedroom gives you solid options. Here's how different bed sizes work in this space.

King Bed (76" x 80")

A King fits well in a 12x14 room. With the headboard centred on the 14-foot wall, you get approximately 26 inches of clearance on each side (after accounting for a bed frame adding 2 inches per side). That's enough for standard nightstands (16-20 inches wide) with walking room beyond them. The foot of the bed sits about 48 inches from the opposite wall, plenty of room for a dresser or walking path.

The main consideration: check where the ensuite door is. If it opens on the same wall as the headboard, you may need to shift the bed off-centre or position it on a different wall.

Queen Bed (60" x 80")

A Queen in a 12x14 room is generous. You'll have about 34 inches on each side, enough for larger nightstands and very comfortable walkways. Some homeowners prefer this extra space over the wider sleeping surface. If you're a single occupant, a Queen in this room gives a spacious, uncluttered feel.

Adjustable Base Considerations

If you're considering a split King adjustable base (two Twin XL bases side by side), measure the wall where the headboard will go. The combined width of two Twin XL bases with their motors and frames is typically 78-80 inches, about 2-4 inches wider than a standard King frame. In a 12-foot (144-inch) room, this still works comfortably, but it's tighter than you might expect.

Also check ceiling clearance for the head elevation. When raised to reading position, the top of your head (sitting upright on pillows) can be 5-6 feet above the floor. If you have a ceiling fan, make sure there's clearance.

Secondary Bedrooms: Making the Most of the Space

Secondary bedrooms in the Apex I typically measure 10x11 to 11x12 feet. These rooms require more careful planning.

For Children's Rooms (10x11)

A Twin (38" x 75") or Twin XL (38" x 80") is the most practical choice. This leaves ample floor space for a desk, bookshelf, and play area. If the child is approaching their teens, a Twin XL (the same length as a Queen) prevents them from outgrowing the mattress too quickly.

For Teens or Guest Rooms (11x12)

A Double (54" x 75") fits well in an 11x12 room with about 27 inches on each side. A Queen (60" x 80") also fits, but walking clearance drops to about 24 inches per side, and the room will feel more dominated by the bed. For a guest room that doubles as an office, the Double gives you more floor space for a desk.

For Basement Bedrooms

If the Apex I includes a finished basement with a bedroom, check the ceiling height (must be at least 6'5" under beams for building code compliance in Ontario, though 7'+ is standard for comfort). A Queen fits most basement bedroom sizes, but the lower ceiling can make the room feel smaller, so a Double might create a more comfortable feel.

Furniture Placement Tips

The Tape Test

Before buying any furniture, tape out the dimensions on the bedroom floor using painter's tape. Include the bed, nightstands, and dresser footprints. Walk around the layout for a few days. You'll quickly discover if a doorway feels blocked, if you bump into the dresser corner, or if the closet doors can't open fully.

Door Swing Conflicts

In new builds, the bedroom door typically swings inward (into the room) and the ensuite door may do the same. Map the door arcs on your floor plan. A nightstand placed too close to a door swing creates a daily annoyance.

HVAC Vent Placement

New builds have floor or wall-mounted HVAC vents. Don't place the bed directly over a floor vent. It blocks airflow, makes the mattress warmer, and can create condensation issues over time. Note vent locations before deciding on bed placement.
