Measure the interior width at the head, middle, and foot of the frame. For frames where the wooden rails are not perfectly parallel, use the narrowest measurement to determine the maximum mattress width -- a mattress that fits the head of the frame but is 1 inch too wide at the foot will not sit properly. Take the measurement from rail-to-rail on both sides, at the top of the sleeping surface level.

Measure the interior length from head rail to foot rail at the sleeping surface level. If the frame has decorative carved elements that intrude into the sleeping space at the foot, measure to the obstruction rather than the structural rail behind it.

Maximum Thickness Constraints

Measure the height of the side rails from the bed foundation or slat surface to the top of the visible side rail. If the side rail is 8 inches tall, a 10-inch mattress will protrude 2 inches above the rail, which may be acceptable or may look out of proportion depending on the frame design. Confirm the aesthetic standard with the inn's owner or designer before specifying mattress thickness.

Foundation Dimensions

If the frame uses a box spring or foundation rather than slats, measure the foundation dimensions as well. A custom mattress without a corresponding custom foundation may sit at an awkward height even if the mattress dimensions are correct.

Custom mattresses for heritage inns are available in several construction types, each with different performance and aesthetic characteristics.

Custom-Cut Foam

The most cost-effective custom option is a foam mattress cut to the required dimensions from stock foam. A supplier with foam fabrication capability can produce a mattress in virtually any rectangular dimension from a foam block, typically at shorter lead times than fully manufactured custom products. The cover fabric can also be customised to the required width.

For heritage inn applications, specify a high-resiliency (HR) polyurethane foam with a density of 40-45 kg/m3 to provide adequate support without creating an excessively firm sleeping surface. A layer of memory foam or latex over the support core improves comfort for guests accustomed to contemporary mattress feel.

Custom Innerspring

Custom innerspring mattresses can be manufactured to non-standard dimensions, though minimum order quantities apply and lead times are typically 6-12 weeks from confirmed specifications. For a heritage inn with multiple rooms needing the same non-standard size, a custom innerspring product may be appropriate if the quantity justifies the longer lead time and minimum order.

Latex Options

Natural or blended latex mattresses can be fabricated in custom dimensions by specialist latex mattress manufacturers. Latex has a distinct resilient feel that differs from both foam and innerspring, and some guests strongly prefer it. For heritage inns marketing a premium or sustainable hospitality positioning, natural latex can be a differentiating product feature.

Compliance Requirements for Hospitality Settings

Custom mattresses for commercial hospitality settings must meet the same Health Canada flammability requirements as standard mattresses. SOR/2016-152 applies to all mattresses sold in Canada regardless of size or construction. Custom fabricators must ensure that their custom products are tested or that the materials used have been pre-qualified through testing of representative assemblies.

When ordering a custom mattress, require the supplier to confirm in writing that the product meets SOR/2016-152 requirements. For fabric covers, this typically means using a cover fabric from the same FR-tested material as used in the tested reference product. The test report should be available on request.

Ontario's Fire Code also applies to commercial accommodation facilities. Confirm with the local fire prevention officer whether your facility's occupancy classification triggers any specific requirements beyond the federal flammability standard. The period setting is part of the appeal, but it does not excuse a poor night's sleep. Custom mattress specifications for heritage inns should prioritise comfort as well as dimensional fit.
