Hamilton is in the middle of a condo construction wave. Between 2026 and 2028, thousands of new units are reaching occupancy across downtown, the west mountain, and the waterfront. You bought the unit. You got the keys. And now you are standing in your new bedroom realising you have no idea whether a king mattress will fit in the elevator.

This is not a hypothetical problem. We get calls every month from people who ordered a mattress, scheduled delivery, and then discovered that their building's elevator or hallway cannot accommodate the size they chose. A mattress that does not fit in the elevator does not get to your bedroom. Full stop.

Hamilton Condo Surge 2026-2027

The scale of what is happening in Hamilton right now is significant. Major developments reaching occupancy include:

75 James Street South. Developed by Fengate Asset Management. 34 storeys, 616 suites, with occupancy scheduled for winter/spring 2026. Units range from studios (345 sq ft) to 3-bedroom layouts (1,142 sq ft). This is one of the largest single developments, and hundreds of residents will be furnishing bedrooms simultaneously during move-in.

Beasley Park Lofts, 134 Mary Street. Developed by Stinson Properties. A mid-rise development with completion scheduled for 2026. Units range from one-bedroom to larger layouts. Loft-style units often have open floor plans but narrower hallways leading to bedrooms.

Television City, 163 Jackson Street West. Developed by Lamb Development Corp. Under construction with anticipated completion in January 2027. Another major development that will bring a wave of residents needing to furnish from scratch.

Pier 8 Waterfront. The Hamilton waterfront development spans multiple blocks with various developers. Occupancy dates are staggered across 2026 to 2028. Waterfront units tend to have more generous floor plans, but the buildings themselves have standard condo elevator dimensions.

Other developments in various stages include Radio Arts at 206 King Street West, The Moderne at 8 Catharine Street South, Luma Urban Towns in Waterdown, and several projects in the Corktown neighbourhood. Each building has its own elevator specifications, hallway widths, and unit door dimensions.

Measure Before You Buy

This is the step that saves everything. Before you order a mattress, measure four things.

1. Elevator interior dimensions. Measure the width, depth, and height of the elevator cab. Most standard passenger elevators in newer condos are 135 to 150 cm wide by 170 to 210 cm deep. Freight elevators are larger, typically 180 to 240 cm deep. If your building has a freight elevator, use it. If not, the passenger elevator dimensions determine what fits.

2. Elevator door opening. This is often the limiting factor, not the elevator cab itself. Passenger elevator doors are typically 90 to 105 cm wide. A mattress tipped on its side needs to pass through this opening. Measure the actual opening when the doors are fully retracted, not the visible gap when they are partially open.

3. Hallway width and corners. The hallway from the elevator to your unit door. Standard condo hallways are 120 to 150 cm wide. But the real challenge is corners. A mattress that fits through a straight hallway may not navigate a 90-degree turn if the hallway is too narrow for the mattress to pivot.

4. Your unit door. Standard condo unit doors are 81 to 91 cm wide (32 to 36 inches). Bedroom doors are often 76 cm (30 inches). A queen mattress at 152 cm wide can pass through most doors when tilted at an angle. A king at 193 cm requires more clearance or creative angling.

Mattress Sizes vs Elevator Dimensions

Here is how standard Canadian mattress sizes compare to typical condo elevator constraints.

Twin (99 x 190 cm). Fits all elevators easily. No delivery issues in any building.

Double/Full (137 x 190 cm). Fits most passenger elevators when stood on its side. The 137 cm width clears standard elevator door openings with room to spare.

Queen (152 x 203 cm). Fits most passenger elevators when stood on its long edge. At 152 cm, it clears wider elevator doors (105 cm+) when angled. Tighter doors (90 cm) require the mattress to be compressed and angled, which is possible with most spring and hybrid mattresses but more difficult with rigid foam-only designs.

King (193 x 203 cm). This is where problems start. At 193 cm wide, a king mattress stood on its side exceeds the height of many passenger elevators. It may fit in a freight elevator but often cannot pass through a standard 90 cm elevator door even when tilted. Some buildings simply cannot accommodate king mattress delivery without the freight elevator.

Split king (two 99 x 203 cm pieces). The condo-friendly solution. Two twin XL mattresses placed side by side create a king sleeping surface. Each piece is 99 cm wide and passes through any elevator and doorway without issue. Split kings also work with adjustable bases (see our Hamilton adjustable beds guide), allowing each side to adjust independently.

Building-Specific Tips

High-rise towers (20+ floors). Most have freight elevators accessible through the loading dock. Book the freight elevator through building management before delivery day. Some buildings require 48 to 72 hours advance booking. Freight elevator hours may be restricted to weekday mornings.

Mid-rise buildings (5-12 floors). Many mid-rise buildings do not have freight elevators. If the passenger elevator cannot fit your mattress, you are limited to what can be carried up the stairwell or to choosing a smaller size or split king.

Loft conversions. Hamilton's older industrial buildings converted to lofts (like those in the Beasley neighbourhood) often have oversized freight elevators from their industrial past. This can actually make king mattress delivery easier than in new-build condos. However, the unit doors in conversions are sometimes narrower than modern standards.

Townhome-style condos. Developments like Luma Urban Towns in Waterdown have ground-level or walk-up access. No elevator needed, but stairwell width and turns become the constraint for upper-floor bedrooms. Measure the stairwell width and landing dimensions.

What to Do When It Does Not Fit

If you have already measured and the king mattress will not fit, you have options beyond downgrading to a queen.

Split king. Already mentioned, but it bears repeating. This solves 90% of condo delivery problems for king-size buyers. Two twin XL pieces, each easily manageable through any hallway, elevator, or doorway.

Mattress-in-a-box. Compressed and rolled mattresses are smaller during delivery, typically arriving in a box roughly 50 x 50 x 110 cm. They pass through any elevator and doorway. The trade-off is that boxed mattresses are predominantly all-foam or simple hybrid designs. If you prefer a premium hybrid with high coil counts, this option is more limited.

Hoisting. For units with balconies, some moving companies offer furniture hoisting through a window or balcony door. This is expensive ($200 to $500+) and requires a building that allows it (many do not for safety and insurance reasons). Check with your building management before booking.

Window delivery. Some older buildings allow window-based delivery for items that cannot fit through standard access. This is rare in new Hamilton condos with sealed window systems.

Delivery Day Logistics

Brad, our senior consultant, has coordinated mattress deliveries to condos across Hamilton and the Greater Toronto Area since 1997. His advice for move-in day:

Book the freight elevator early. During peak move-in periods at new developments (when dozens of units take occupancy simultaneously), freight elevator time slots fill up fast. Book as soon as your closing date is confirmed.

Confirm parking and loading dock access. Our delivery truck needs a loading zone or dock access. Some Hamilton buildings have strict parking rules. Provide your building's delivery instructions when you schedule with us.

Protect the mattress during transit. Our white glove delivery includes protective wrapping, but if you are coordinating a separate mover, insist on a mattress bag. Hallway walls, elevator doors, and corners can scuff or tear the cover, and mattress warranties do not cover transit damage.

Have the bed frame set up first. If possible, have the frame or adjustable base in the bedroom before the mattress arrives. Our delivery team assembles basic frames as part of white glove service, but having the frame ready means the mattress goes directly from truck to bed without sitting on the floor.
