Primary Suites

Primary bedrooms in Cachet homes generally range from 12x14 to 14x16 feet, with some detached models offering even larger suites. These rooms comfortably fit a king mattress (76x80 inches) with nightstands on both sides, or a queen (60x80 inches) with room to spare for a reading chair or vanity area.

"Cachet tends to give you a bit more room in the primary suite than some other builders," Brad notes. "If you have been thinking about upgrading to a king, a Havendale primary bedroom is a good place to do it."

Secondary Bedrooms

Secondary bedrooms in Cachet townhomes and detached models typically measure 10x11 to 11x13 feet. These rooms handle a queen mattress well, with enough space for a dresser or desk alongside the bed. For children's rooms, a double (54x75 inches) leaves more play space while still providing a comfortable sleeping surface.

Third and Fourth Bedrooms

Some Havendale models include three or four bedrooms. The smaller bedrooms are usually 9x10 to 10x11 feet. A double or twin XL works well in these spaces. For a room that doubles as a home office, a twin XL (38x80 inches) provides a comfortable guest bed while leaving desk space.

Timing Your Delivery

The best time to schedule mattress delivery is after your home inspection but before your main move. Contact your builder to arrange key access, then schedule delivery with us. Having the bed set up before you start unpacking means at least one room is fully functional from day one.

Staircase Access

For two-storey and three-storey Havendale models, the staircase is the critical measurement. New-build staircases in Ontario are typically 36 inches wide with one or two turns. A queen navigates these turns when stood on its side. A king may require more careful angling.

Protecting New Floors

Cachet homes often feature hardwood or luxury vinyl flooring. Our delivery team uses shoe covers and floor runners on every new-home delivery. We are as careful with your floors as we are with your mattress.

Making Your Bedroom Work

A few setup decisions in the first week can make a big difference in how well your bedroom functions long term.

Bed Placement

Centre the headboard on the longest available wall, opposite the entrance when possible. This creates a natural focal point and maximizes walking space on both sides. In Cachet homes with larger primary suites, you may have room for the bed to float away from the wall with a large headboard or upholstered panel behind it.

Light Control

New homes often have larger windows than older Brantford houses. Great for natural light, but it can be challenging for sleep. Consider blackout curtains or cellular shades for the bedroom. The investment in light control pays off every morning you get to sleep past sunrise.
