Kitchener-Waterloo & Cambridge Pre-Construction 2026: Mattress & Bed Size Guide

Quick Answer: Most Kitchener-Waterloo pre-construction suites between 400 and 700 square feet work best with a Queen mattress. One-bedroom units at TEK Tower (394-500 sq ft), Station Park Phase 3 (500-769 sq ft), and Moda Condos (from $499,900 in Westmount) all fit a standard Queen. Two-bedroom suites typically need a Queen in the primary and a Double or Twin in the second room. We deliver to Kitchener and Waterloo with white glove setup included.

The Kitchener-Waterloo region is growing fast. Between tech-hub density along the ION corridor, new master-planned communities in the suburbs, and infill townhomes from Cambridge to Waterloo's Westmount district, a lot of people are moving into brand-new spaces in 2026 and 2027. Many of them are getting their first proper look at a floor plan and wondering what furniture actually fits.

Mattress size is the question we hear most often. A bed is the largest piece in most condo bedrooms, and getting it wrong, ordering a King for a room that can only fit a Queen, is an expensive mistake. This guide covers the major pre-construction and recently occupied projects across KW and Cambridge, what their suite sizes look like, and what mattress most buyers end up needing.

We're Mattress Miracle, a family-owned mattress store in Brantford, Ontario since 1997. We deliver white glove to Kitchener, Waterloo, Cambridge, and across the region.

Suite Size to Bed Size: The KW Reference Guide

Kitchener-Waterloo & Cambridge Pre-Construction 2026 Mattress & Bed Size Guide - Mattress Miracle Brantford

Floor plan dimensions vary project by project, but these general rules hold across Kitchener-Waterloo's new builds. The bedroom itself, not the total suite size, is what determines your mattress size. Use suite square footage as a guide, then measure the actual bedroom once you have access.

Standard Mattress Dimensions (Canadian Sizing)

Size Dimensions Best For Minimum Room Size
Twin XL 38" x 80" Solo, compact bedrooms 7' x 10'
Double (Full) 54" x 75" Solo sleepers who want room to stretch 9' x 10'
Queen 60" x 80" Couples, most condo bedrooms 10' x 11'
King 76" x 80" Larger primary bedrooms, two-bedroom+ suites 12' x 12'
Cal King 72" x 84" Tall sleepers, wider rooms 12' x 12'

TEK Tower (30 Francis St S, Kitchener)

TEK Tower's 44-storey build brings some of downtown Kitchener's smallest entry-point suites. At 394 square feet, the one-bedroom units are compact. Penthouse suites reach 884 square feet, which opens up more options.

Suite Type Approx. Sq Ft Recommended Mattress Notes
1 Bedroom (entry) 394-450 sq ft Queen Measure bedroom carefully before ordering King
1 Bedroom (standard) 450-600 sq ft Queen Most comfortable fit
2 Bedroom 650-750 sq ft Queen primary / Double or Twin XL second Second bedroom often 90-100 sq ft
3 Bedroom / Penthouse 800-884 sq ft Queen or King primary / Doubles secondary Measure primary before choosing King

Station Park Phase 3 (641 King St W, Kitchener)

The third phase of Station Park brings another 50-storey tower to Kitchener's tech district. Suite sizes run 500 to 769 square feet, which is typical one-bedroom and one-bedroom-plus-den territory. Two-bedroom configurations compress into this footprint as well.

Suite Type Approx. Sq Ft Recommended Mattress
1 Bedroom 500-600 sq ft Queen
1 Bedroom + Den 600-680 sq ft Queen
2 Bedroom 680-769 sq ft Queen primary / Double second

The Jake Condominiums (101 Golden Eagle Rd, Waterloo)

VanMar's sold-out 6-storey project in Waterloo featured 106 suites ranging 521 to 735 square feet. Residents moving in now are generally working with Queen beds in their primary bedrooms and a Double or Twin in the second room when applicable.

Suite Type Sq Ft Range Recommended Mattress
1 Bedroom 521-600 sq ft Queen
1 Bedroom + Den 600-680 sq ft Queen
2 Bedroom 680-735 sq ft Queen primary / Double second

Moda Condos (310 Erb St W, Waterloo)

Moda's 92 units in Waterloo's Westmount district are now occupied. The project sits in a walkable pocket near Uptown Waterloo and Waterloo Park. Floor plans range from one to three bedrooms. Given Moda's mid-rise footprint and Westmount location, bedroom sizes tend to be slightly more generous than downtown high-rises.

Townhome Communities (Lackner Ridge, Doon's Crossing, Wildflower Crossing, Wild Indigo)

Townhome buyers across Kitchener's southwest and east ends have significantly more bedroom space. Most two-storey townhomes in the 1,400 to 1,800 square foot range have primary bedrooms that comfortably fit a King. Secondary bedrooms in these units typically handle a Double or Queen with ease.

Community Suite Type Primary Bed Recommendation Secondary Bed
Lackner Ridge (Reid's Heritage) Freehold towns Queen or King Double or Twin XL
Doon's Crossing (Crescent) Freehold towns Queen or King Double
South Creek Towns (Crescent) Freehold towns Queen or King Double or Twin XL
Wild Indigo (Madison Group) Townhomes Queen or King Double
Hazel Glenn Cambridge Detached + towns King (detached), Queen (towns) Double or Twin XL
Fairway Meadows Cambridge Detached King Double or Queen

Brad, Owner, 40+ years of experience: "When a customer comes in with a floor plan printout, the first thing I look at is the bedroom, not the total square footage. A 650 square foot suite with a 10 x 12 bedroom is a Queen. A 900 square foot suite with a 14 x 16 bedroom can fit a King. The total number doesn't tell you much until you know what's inside."

Condo Delivery: What Changes in a High-Rise

Kitchener-Waterloo & Cambridge Pre-Construction 2026 Mattress & Bed Size Guide - Mattress Miracle Brantford

Moving a mattress into a condo tower is different from a house. Here's what matters:

Condo Delivery Checklist

  • Elevator booking: Most condo buildings require advance booking of the service elevator. Book it at least a week before your delivery date. Pass this date to us when you order.
  • Elevator dimensions: Standard service elevators in Kitchener-Waterloo towers are 36-42 inches wide and 84-96 inches deep. A King mattress at 76 inches wide needs a lift door that accommodates vertical loading. We've navigated this many times.
  • Mattress-in-a-box vs. traditional: Some customers wonder if a roll-packed mattress is easier for condo delivery. It can be, but the quality range in roll-packed products is wide. We'll advise based on your floor plan.
  • Building rules: Some buildings prohibit furniture delivery before 9 a.m. or after 5 p.m. on weekdays, and restrict weekend deliveries. Ask your property management office for the policy before booking.
  • Parking and loading dock: Most Kitchener-Waterloo towers have a dedicated loading dock on the ground or P1 level. We handle the logistics from there.

Our white glove delivery team calls ahead, arrives within the delivery window, uses floor protection in your suite, and removes all packaging. Old mattress removal is available if needed.

We Deliver to the Kitchener-Waterloo Region

Mattress Miracle is based in Brantford, about 45 minutes from Kitchener and 50 minutes from Waterloo. We regularly deliver to both cities, as well as Cambridge, Guelph, and surrounding communities. If you're moving into a new build in the region, call Brad at (519) 770-0001 to arrange delivery timing around your closing or occupancy date.

What Mattress Works Well in a KW Condo?

Condo living in Kitchener-Waterloo tends to attract first-time buyers, young professionals, tech workers, and downsizers. Each group has different priorities, but a few things matter consistently in new builds.

Motion Isolation

Condo buildings, especially concrete towers along the ION corridor, transmit less exterior noise than older buildings. But if you share a bed, motion transfer from a partner matters more than building noise. Individually pocketed coils absorb movement independently, so one person getting up at 5 a.m. doesn't wake the other.

The Restonic ComfortCare Queen uses 1,222 individually wrapped coils and is our most recommended option for condo buyers. It balances motion isolation, edge support, and durability, at $1,619, without the bloated price of some boutique brands.

Temperature Regulation

High-rise condo suites, especially corner and south-facing units, can run warm in summer. Many new builds use forced-air systems that take time to dial in. A mattress with breathable ticking and an open coil structure (rather than dense foam throughout) helps with this. Our Restonic Luxury Silk and Wool model uses natural fibres that regulate temperature passively, without active cooling tech.

Edge Support

In smaller condo bedrooms, the usable sleeping surface of the mattress matters. A Queen with poor edge support effectively sleeps narrower than it measures, because the perimeter collapses under weight. Foam-wrapped edges or a firmer perimeter coil system maintain the full 60 inches.

Why Coil Count Matters in a Condo

Research published in Applied Ergonomics found that spinal alignment during sleep correlates with both mattress support and individual body weight distribution. In smaller condo bedrooms, where there's less room to shift positions, a mattress with consistent support across the full surface, maintained through adequate coil density, helps maintain alignment through the night. Mattresses with fewer than 600 coils in a Queen tend to develop centre sag faster under regular use, particularly in the 150-200 lb range common in adult couples.

Dorothy, Sleep Specialist: "Condo buyers often tell us they want something that won't take up too much space, but a mattress doesn't take up visual space the way a bulky bed frame does. The mattress size is about bedroom dimensions, not about the mattress looking big. Get the right size for the room and let the frame and bedding define the look."

Frequently Asked Questions

Can a King mattress fit in a one-bedroom condo at TEK Tower or Station Park?

In most cases, no. TEK Tower's smaller one-bedroom units run 394-450 square feet, and the bedroom itself is typically 90-110 square feet, which means roughly 9 x 10 to 10 x 11 feet. A King at 76 inches wide needs a room at least 10 feet wide to leave 2 feet of clearance on one side and any clearance on the other. A Queen at 60 inches wide fits with room to spare. Measure the bedroom floor plan before deciding.

I'm moving into a townhome in Lackner Ridge or Doon's Crossing. What mattress size should I get?

Townhome primary bedrooms in communities like Lackner Ridge (Reid's Heritage) and Doon's Crossing (Crescent Homes) are generally 12 x 14 feet or larger, which comfortably fits a King. Secondary bedrooms in two-storey freehold towns typically run 10 x 10 to 10 x 12 feet, working well with a Double or Twin XL.

Do you deliver to Kitchener, Waterloo, and Cambridge?

Yes. Mattress Miracle delivers white glove to Kitchener, Waterloo, Cambridge, and the wider KW region. We handle the service elevator coordination, floor protection, full setup, and packaging removal. Call Brad at (519) 770-0001 to discuss your delivery timing around your occupancy or move-in date.

Is it better to buy a mattress before or after moving into a new build?

Ideally, visit our showroom once you have the floor plan and can confirm the bedroom dimensions. That said, many buyers purchase a mattress 3-4 weeks before occupancy so we can coordinate delivery for the move-in date. We can hold a purchased mattress at our warehouse for a few weeks if needed. Call us to arrange the timing.

What is white glove delivery and does Mattress Miracle offer it to KW?

White glove delivery means we bring the mattress inside your suite, set it up on your bed frame, remove all packaging, and take away your old mattress if needed. We use shoe covers and floor protection throughout. Yes, we offer this service to Kitchener, Waterloo, and Cambridge.
