What 9.8 sq m Means in Practical Terms

The Ontario Building Code's bedroom area requirement sits in Division B, Part 9, Section 9.5.4. The rule states that a bedroom must have a minimum floor area of 9.8 sq m if it is the only bedroom in the dwelling unit, or 9.8 sq m for any bedroom beyond the first. In practice, all bedrooms in a new Ontario home or suite must be at least 9.8 sq m.

To convert: 9.8 sq m equals 105.5 sq ft, or a room measuring approximately 9.7 x 10.8 ft. Rounded to standard construction dimensions, the OBC minimum bedroom is functionally a 10x10.5 ft room or a 10x11 ft room, depending on how the developer rounds framing dimensions.

The Additional Constraint: Minimum Dimension

Beyond total area, the OBC also requires that no dimension of a bedroom be less than 2.15 m (approximately 7 ft 1 in). This prevents builders from creating legal-area bedrooms with very narrow, unusable shapes, such as a 7 ft x 15 ft corridor bedroom that technically has 105 sq ft but functions as a hallway with a mattress on the floor.

In practice, this means the OBC minimum bedroom is at least 2.15m (7 ft 1 in) in both directions, with a total area of at least 9.8 sq m. A 7.1 ft x 14.9 ft room would meet the area requirement but fail the minimum dimension rule. A 10 ft x 10.5 ft room meets both.

Layout Options for the OBC Minimum Bedroom

The 10x10.5 ft bedroom is a constrained but workable space. With thoughtful furniture placement, it can function as a practical sleeping room for one or two people. The main layout constraint is that the bed takes up a significant portion of the floor area regardless of size, leaving limited room for other furniture.

Option A: Bed Against the Long Wall, Open Short Wall

Place the headboard against one of the two 10.5 ft walls. In a room 10 ft wide, a Double mattress (54 inches, 4.5 ft) leaves 55.5 inches (4.6 ft) of the long wall clear plus 27 inches of side clearance on each side. The 10 ft wall opposite holds a small dresser or wardrobe. This is the most common layout for OBC minimum bedrooms in Brantford's new builds.

Option B: Bed on the Short Wall, Centred

Place the headboard against one of the 10 ft walls, bed extending toward the centre. In a 10.5 ft deep room, a Double (6.25 ft long) leaves 4.25 ft of foot clearance to the opposite wall, which is just over the 3-ft minimum. A Queen (6.67 ft long) leaves only 3.83 ft of foot clearance, still functional. This layout works if the window is on a long wall and the door is on the opposite long wall, as the bed on the short wall keeps the floor path between door and window clear.

Option C: Corner Placement

Push the bed into a corner with headboard on one wall and side rail against the second wall. This maximizes open floor space but limits access to one side. For solo occupants, this is a practical choice that leaves the remaining two walls for a desk and storage. It is not recommended for couples.
