Quick Answer: Beasley Park Lofts (134 Mary St) offers units from 300 to 1,400 sq ft with 2026 occupancy. Corktown Condos (221 John St S) maxes at 835 sq ft, Spring 2028. Most one-bedroom units in these buildings fit a queen comfortably but not a king. Measure before you buy.

Hamilton's east end is building up fast. Three major developments are bringing over 1,400 new units to the area between Beasley, Corktown, and Westdale. If you have put a deposit down on one of them, your next question is practical: what size bed fits in the bedroom you just bought?
Floor plans look generous on a developer's website. They look different when you are standing in the room with a tape measure. Brad has walked through enough newly occupied condos to know: the bedroom that looked perfect on paper often demands a queen, not the king you imagined.
Beasley Park Lofts at 134 Mary Street
Beasley Park Lofts by Stinson Properties is the largest of the three, with 458 residential suites plus 140 commercial units and a boutique hotel in the same complex. Units range from 300 sq ft studios to 1,400 sq ft two-bedroom plus den layouts. Occupancy is targeting 2026, with prices from $299,900 to $699,900.
The building's mixed-use design means significant amenity space on lower floors: 24-hour grocery store, restaurant, atrium garden cafe, pharmacy, business centre, gym, and rooftop terrace. For residents, this means the residential floors start higher up, which generally means longer elevator rides during move-in.
Beasley Park: Bed Size by Unit Type
- Studios (300-450 sq ft): Double (54 x 75 in) or queen if the layout allows. Some studios integrate sleeping areas into the main living space, where a double keeps proportions manageable.
- One-bedroom (500-700 sq ft): Queen is the standard fit. Bedrooms in this range typically measure 10 x 11 feet, enough for a queen with nightstands.
- Two-bedroom (800-1,100 sq ft): Primary bedroom fits a queen comfortably. King is possible in units above 1,000 sq ft if the primary bedroom is generous.
- Two-bed + den (1,100-1,400 sq ft): The primary bedroom in the largest units should accommodate a king. The den or second bedroom is double-bed territory.
One detail worth noting: Beasley Park Lofts offers both interior and end units, and the difference matters more than people think.
Corktown Condos at 221 John Street South
Corktown by Slate Asset Management is the neighbourhood's flagship tower: 27 storeys, 746 suites, designed by CORE Architects with interiors by Mason Studio. Units range from 302 to 835 sq ft. Spring 2028 completion.
The location is strong, a 5-minute walk from Hamilton GO Station with a 97 walk score. But the unit sizes tell a clear story. At 835 sq ft maximum, even the largest suites are modest by house standards. These are urban-scaled homes designed for efficient living.
Corktown Neighbourhood Context
Corktown is one of Hamilton's oldest neighbourhoods, sitting between the downtown core and the escarpment. The walk to James Street North's restaurants and galleries takes about 10 minutes. Hamilton GO provides direct trains to Toronto Union Station. For Brantford residents considering a Hamilton investment property or pied-a-terre, Corktown offers a 30-minute commute back to the Grand River valley via the 403.
With a maximum unit size of 835 sq ft, king beds are not practical in this building. The primary bedroom in a two-bedroom unit at Corktown will measure approximately 10 x 10 to 10 x 12 feet. A queen with two nightstands fills that space well. A king would leave you choosing between nightstands and walking space.
1107 Main Street West: The Westdale Build
IN8 Developments and Westdale Properties are building a 15-storey, 269-unit tower at 1107 Main Street West, walking distance from McMaster University and McMaster Children's Hospital. Prices start from the high $300,000s with 2027 occupancy.
The proximity to McMaster makes this building attractive to both students' families and hospital professionals. The 17,000 sq ft of amenity space suggests a building designed for active residents. The upcoming Hamilton LRT stop nearby adds long-term transit value.
Healthcare Workers and Shift Sleep
If you are moving into 1107 Main because you work at McMaster Children's Hospital or Hamilton Health Sciences, your mattress needs differ from a standard buyer. Shift workers need blackout conditions, consistent temperature, and a mattress that supports recovery sleep at non-standard hours. Research from the Journal of Clinical Sleep Medicine shows rotating shift workers average 1 to 4 hours less sleep per 24-hour period than day workers. A medium-firm mattress with good motion isolation helps partners on different schedules avoid disturbing each other.

Interior vs. End Unit: What Changes for Sleep
This comes up specifically at Beasley Park Lofts, where buyers can choose between interior and end units at the same square footage. The difference is not just about windows.
End units have exterior walls on two sides instead of one. That means more natural light, which is great for daytime living but requires better blackout solutions for sleep. It also means more temperature variation. Exterior walls, even well-insulated ones, conduct more heat in summer and cold in winter than shared interior walls.
Interior units are quieter. Shared walls between residential units provide sound buffering. If your bedroom shares a wall with a neighbour's bedroom, both of you benefit from the mutual insulation. End units expose one bedroom wall to either a corridor or the building exterior, both of which carry more sound transmission.
Mattress Advice for Interior vs. End Units
For end units: invest in blackout curtains and consider a mattress with good temperature regulation. Natural fibre options like our Luxury Silk and Wool model with 884 zoned coils help regulate body temperature through the night. For interior units: motion isolation becomes more important if the shared wall carries sound. Individually wrapped coils, like the 1,222 in our Restonic ComfortCare Queen, absorb movement without transferring it across the sleep surface.
Furniture Delivery in East Hamilton Buildings
All three of these buildings sit in Hamilton's urban core, which means street parking for delivery trucks is limited or metered. Our delivery team knows the loading zones and building entrances for most Hamilton buildings, but for new construction, the logistics change as buildings establish their policies.
Call your building management before booking delivery and confirm: freight elevator dimensions, delivery entrance location, required booking lead time, deposit requirements, and any restricted hours. Then call Brad at (519) 770-0001 with those details. We will coordinate our delivery around your building's rules.

What size bed fits in a Beasley Park Lofts one-bedroom?
A queen (60 x 80 inches) fits comfortably in most one-bedroom units at Beasley Park Lofts. Units in the 500 to 700 sq ft range typically have bedrooms measuring 10 x 11 feet. A king is only practical in the larger two-bedroom plus den layouts above 1,100 sq ft.
Can I fit a king bed in a Corktown Condos unit?
Unlikely for most units. Corktown Condos max out at 835 sq ft, and primary bedrooms in that range are queen-sized. A king bed needs a room at least 12 x 12 feet. The efficient urban layouts at Corktown are designed around queen beds with nightstands.
When does Beasley Park Lofts open for move-in?
Beasley Park Lofts at 134 Mary Street targets 2026 occupancy. Corktown Condos at 221 John Street South targets Spring 2028. 1107 Main Street West targets 2027. Contact each developer for the most current timeline as dates can shift.
Does Mattress Miracle deliver to Beasley Park area?
Yes. We deliver to all Hamilton neighbourhoods including Beasley, Corktown, and Westdale with white glove service. Our team handles freight elevator logistics, protective wrapping, and in-unit setup. Call (519) 770-0001 to arrange delivery around your building's schedule.
Is an end unit or interior unit better for sleep?
Interior units tend to be quieter and more thermally stable, both advantages for sleep. End units offer more natural light but need better blackout solutions and may experience more temperature variation. Both can sleep well with the right mattress and window treatments.
