Why Condo Bedrooms Are Different

Buying a mattress for a house is relatively straightforward. Most detached homes in Ontario have bedrooms that are 10 by 12 feet or larger, which gives you enough room to work with almost any size. Condo bedrooms are a different situation.

Southwestern Ontario's condo market has expanded significantly over the past decade, and the Hamilton, Kitchener, and Waterloo corridors have seen some of the fastest growth. Developments like Television City in Hamilton, Station Park in Kitchener's core, and Society145 in Waterloo have brought thousands of new suites onto the market, many of them purpose-built for compact urban living.

That compact design is appealing. Lower maintenance, walkable locations, and modern finishes are the draw. But when you move in and realise your bedroom is 9 feet wide rather than 12, the mattress decision becomes much more consequential. A King that looked fine in the showroom may physically not fit through your bedroom door, let alone leave you room to walk around the bed in the morning.

This guide is written for new and prospective condo owners in Hamilton, Kitchener, and Waterloo who want a practical answer to the question: what mattress size actually works in my suite?

Bed Size by Square Footage: The Practical Guide

Standard Canadian mattress dimensions are as follows:

Recommended clearance around the bed is a minimum of 60 cm (24 inches) on each walkable side, with ideally 90 cm (36 inches) at the foot of the bed. Keep that in mind when reading the room size recommendations below.

Hamilton Developments: What We Know About the Layouts

We want to be upfront about something: floor plan dimensions vary unit by unit, even within the same building. Two suites with the same nominal label (say, "Plan 1B") can have meaningfully different bedroom dimensions depending on which floor they are on, their position in the building, and any modifications made during construction. Always confirm your specific unit's measurements before purchasing.

That said, we can offer useful context about several Hamilton developments where we have seen buyers shopping for mattresses.

Television City Hamilton

Television City's CHANNEL unit lineup includes multiple 1-bedroom plans. The Plan 04 layout is a typical 1-bed condo configuration. In most cases, a Queen fits the primary bedroom well. A King is borderline: depending on where the bedroom door and closet are positioned, you may end up with less than the recommended clearance on one side. The penthouse PH04 at 1,447 sq ft is a different story entirely and can easily accommodate a King in the primary bedroom. The PH02 two-bedroom at around 1,394 sq ft is similarly spacious.

Radio Arts Hamilton

Radio Arts on James Street North offers some of the more characterful floorplans in Hamilton's condo market, including the "Hey Mr. DJ" and "Hi Fi" plans in its 1.5 and 2-bed configurations. The Hi Fi and similar plans run around 894 sq ft. At that size, the primary bedroom can usually handle a King, and the second room or loft area comfortably takes a Double or Queen. The urban loft styling can include exposed elements or ceiling features that affect how a bed frame reads in the room visually, so proportions matter.

Beasley Park Lofts Hamilton

Beasley Park Lofts includes skyloft-style units with loft bedrooms accessed by stairs. Plan 63 is a 2-bedroom at roughly 750 sq ft. With two bedrooms in 750 sq ft, both rooms will be compact. Plan on a Queen in the primary and a Double or Twin in the second. Plan 41 and Plan 42 are 1.5-bed options where the den or loft-level room fits a Double at most. Skyloft-style loft bedrooms with sloped or feature ceilings may also have height restrictions that affect adjustable base use.

The Rebecca Condos Hamilton

The Rebecca, located in the Locke and Beasley neighbourhood area, includes the Locke plan at 591 sq ft. At that size, you are squarely in the Queen-maximum zone. The Lilac and Gemini plans are different layouts, and the Gemini's two-bedroom configuration gives you a little more room to work with in the primary. However, we would still recommend confirming your specific bedroom dimensions before stepping up to a King in any Rebecca suite.

Corktown Hamilton

Corktown's unit lineup includes a studio (Unit 6), a 1B+D plan, and a 2.5-bed layout. The studio fits a Double or small Queen. The 1B+D den room is typically compact enough that a Twin is the practical maximum. The 2.5-bed layout gives more flexibility in the primary.

Waterfront Shores Hamilton

Waterfront Shores at 44 Guise Street is one of Hamilton's larger waterfront developments, with over 1,500 units including condotownhouse options. Townhouse-style units often have stairwells to navigate, which affects mattress delivery more than it affects sizing. The condotownhouse format also gives you more bedroom space overall, making King-size a realistic option in the primary if the layout supports it.

1107 Main Street West Hamilton

This upcoming development is focused on 2-bedroom units with families in mind. Two-bedroom family-oriented layouts tend to have better-proportioned secondary bedrooms than investor-focused 1-bed builds. If your suite is in this development, a Queen in the second bedroom is a reasonable expectation.

Luma Urban Towns Hamilton

LIV Communities' Luma Urban Towns offer townhouse-format units that give condo residents more room than a typical stacked suite. Townhouses generally allow King mattresses in the primary bedroom, though narrow staircases in some urban town formats can make delivery tricky. Call ahead.

Kitchener and Waterloo Developments

Station Park Kitchener (Phase 3) and Duo at Station Park

Station Park has been a flagship development for Kitchener's downtown core. Phase 3 and the associated Duo at Station Park (a VanMar development) continue to add units to the corridor. Kitchener core 1-bed suites follow a similar logic to Hamilton: Queen fits most primary bedrooms, King is possible but needs to be verified per unit. If you have a confirmed Phase 3 suite, measure the bedroom as soon as you get access to the unit during your pre-delivery inspection.

Otis Residences Kitchener

The Zehr Group's Otis Residences in Kitchener offer a range of suite types. Zehr has a track record of building reasonably proportioned condo bedrooms, but the same advice applies: measure before you buy a mattress.

Society145 Waterloo

Society145 is one of Waterloo's newer residential addresses. A 1-bedroom suite here follows the standard condo bedroom logic: Queen is the right fit. For a 2-bed or larger, the primary may accommodate a King depending on how the floor plan lays out the bedroom wall relative to the window and door.

Arbour Park Waterloo

Arbour Park at 400 Northfield Drive West in Waterloo offers a suburban-adjacent setting with condo-style living. Units at Arbour Park tend to be slightly better proportioned than purely urban infill condos, making King placement in 2-bed primary bedrooms more realistic. Still, measure first.

Moderra Urban Towns Waterloo

Aberdeen Homes' Moderra Urban Towns in Waterloo take the townhouse approach. Like Luma in Hamilton, townhouse formats give you more floor space per bedroom. Mattress delivery through stairwells is the main logistics concern rather than room size.

Getting a Mattress Into a Condo Tower

This is a step that gets overlooked until moving day. Condo towers have specific requirements for deliveries, and mattresses are bulky enough that the process needs to be planned.

Most modern Hamilton and Kitchener condo developments have freight elevators. The freight elevator is almost always the correct route for a mattress delivery. Passenger elevators in most newer Ontario towers are large enough to stand a mattress on its side, but building management will often not allow it, and the risk of damaging the elevator doors or walls is real.

Here is what to do before delivery day:

• Call building management or your property management company as soon as your purchase is confirmed. Delivery booking slots for freight elevators can be limited, especially in busy developments.
• Confirm the freight elevator interior dimensions. Most modern Ontario condo freight elevators are approximately 2.1 metres deep and 1.5 metres wide, which accommodates a King mattress stood on its side. Older buildings may be smaller.
• If you are on an upper floor of a building without a freight elevator, or if the stairs are the only option, discuss this with us before you purchase. Some foam or hybrid mattresses can be compressed and rolled for delivery through tighter spaces. Traditional innerspring mattresses cannot.
