North York, Mississauga & Etobicoke Condos 2026: Mattress Guide

North York, Mississauga & Etobicoke Condos 2026: Mattress Guide

Quick Answer: Most GTA pre-construction suites in 2026 are sized for a queen mattress in the primary bedroom (typical room: 10' x 11' to 11' x 13'). Studios and tight one-bedrooms often need a full or double. Two-bedroom-plus units and larger suites can fit a king. Measure your floor plan before buying, and confirm elevator access with building management before scheduling delivery.

Reading Time: 8 minutes

Buying pre-construction in the GTA means making a lot of decisions before the walls exist. Paint colours. Flooring. Which suite layout works for your lifestyle. Somewhere in that stack of decisions, the question of bedroom furniture comes up, and it usually comes up late.

We've put together this guide for buyers at the major North York, Scarborough, Etobicoke, Mississauga, and Vaughan projects launching and occupying in 2026 and 2027. If you know your square footage and suite type, we can tell you what mattress sizes will fit, what won't, and what to ask the building before you book delivery.

Mattress Miracle has been helping Ontario families sleep better since 1997. We deliver across the Greater Toronto Area with white glove service, and we know what condo elevators, doorways, and tight corridors can do to an oversized mattress box. This guide is based on that experience, plus the published floor plan data for each project.

North York: NorthCore, Concord Sky, 6080 Yonge, WestLine

The Yonge-Sheppard corridor has become one of the most active pre-construction zones in Toronto. There's good reason for that: two subway lines cross here, the retail node is dense, and the area has room to grow vertically in ways that downtown does not.

NorthCore Condos (53 Sheppard Ave W)

Developed by Fieldgate Urban and Westdale Properties, NorthCore is a 16-storey tower with 352 units sitting directly at Yonge and Sheppard. Prices run from roughly $506,000 to $1.69 million, with suite types spanning studios, one-bedrooms, one-bedroom plus dens, two-bedrooms, and three-bedrooms. Occupancy is expected in 2026.

Talia, Showroom Specialist: “We get a lot of condo buyers from Mississauga and North York who assume they need a queen but actually have room for a king. Bring your floor plan dimensions when you visit - we will measure it out with you right here on the showroom floor.”

Studio suites at NorthCore will typically measure under 500 square feet. Most layouts in that range don't have a true separate bedroom. That means a murphy bed or a quality full (double) mattress set up in the main room. A queen will often fit but leaves little circulation space on both sides, which affects how the room functions day to day.

One-bedroom suites in this building run roughly 500 to 620 square feet. In most layouts, the bedroom is 10 by 10 or 10 by 11 feet. A queen fits with planning, though a full often gives more breathing room. One-bedroom plus dens offer more flexibility, and the den can accommodate a twin for occasional guests.

Two-bedroom and larger suites have primary bedrooms with enough room for a queen or king, depending on layout. If your two-bedroom floor plan has a primary bedroom measuring 11 feet wide or more, a king at 76 inches (just over 6 feet) can work with careful furniture arrangement.

Concord Sky (75 Canterbury Place)

Concord Sky, designed by KPF Architects, is one of the tallest residential towers proposed for Canada. Located at 75 Canterbury Place in the Yonge-Sheppard corridor, this project targets a luxury buyer profile. Suite sizes are generous relative to comparable pre-construction offerings, and two-bedroom and penthouse units are designed to accommodate king beds without compromise.

For buyers at Concord Sky, the limiting factor is usually not the bedroom dimension but the elevator and corridor width. Confirm your building's freight elevator dimensions with Concord before arranging mattress delivery. Standard freight elevators in high-rises typically measure 96 to 108 inches deep and 48 to 80 inches wide, which comfortably handles a boxed king or queen set.

6080 Yonge Condos (North York)

6080 Yonge is positioned near the Willowdale area with views north along the Yonge corridor. Floor plans at this project include a range of one-bedroom and two-bedroom configurations. Primary bedrooms in the two-bedroom layouts tend to have more square footage than equivalent downtown towers, making a queen or even a king a practical choice.

WestLine Condo (North York)

WestLine targets transit-connected buyers in North York. Its suite mix follows current GTA norms: studios, one-bedrooms with and without dens, and two-bedrooms. As with most mid-rise pre-construction launches in this area, one-bedroom primary bedrooms typically range from 9'6" to 11' wide, and queen is the standard recommendation. Launch details and exact floor plan dimensions should be confirmed once sales open.

Dorothy, Sleep Specialist: “A mattress that is too small for your body leads to poor spinal alignment and restless sleep. If your condo bedroom can fit a queen, do not settle for a double just to save floor space. Your spine needs room to decompress overnight.”

Why Your Mattress Choice Matters More in a Condo

Research published in Sleep Medicine Reviews has consistently linked sleep quality to the sleep environment, including noise levels and temperature regulation. Condo living brings HVAC noise, floor vibration from neighbouring units, and ambient light from the city. A mattress with better motion isolation and temperature regulation can help offset those environmental factors, making quality more important here than in a suburban detached home.

Brad, owner of Mattress Miracle since 1997, often tells condo buyers: "In a smaller room, the mattress is the anchor. You're not buying around a sofa and a dining set. You're building a room around the bed. Start there."

Scarborough: Maxium at 2257 Kingston Road

North York, Mississauga & Etobicoke Condos 2026: Mattress Guide - Mattress Miracle Brantford

Scarborough's pre-construction market is growing steadily, with 2257 Kingston Road (Maxium Condos) among the newer projects drawing interest. Kingston Road has been a focus of intensification planning, and this corridor is expected to see continued development as transit improvements come online.

Maxium at 2257 Kingston Road offers buyers in Scarborough a location with access to the existing TTC network and proximity to the Scarborough GO station improvements underway. Floor plan details should be confirmed with the sales centre, as suite dimensions vary by tower phase. Buyers should apply the same sizing logic as other GTA mid-rise towers: studios and tight one-bedrooms work best with a full, while one-bedrooms in the 550 to 650 square foot range can comfortably fit a queen.

Dorothy, Sleep Specialist: "A lot of condo buyers ask whether a king is possible. The honest answer is: sometimes. The real question is whether the room has adequate circulation space on both sides of the bed. The Canadian Ergonomics standard recommendation is 24 to 30 inches of clearance beside the bed. In a 10-foot wide bedroom, a king uses 76 inches, leaving about 24 inches split across both sides. It works, but you won't forget the room is small."

Etobicoke: Kipling Station, Park Lawn & Lake Shore

Kipling Station Condos (5251 Dundas St W)

Kipling Station Condos by CentreCourt is a 50-storey tower with 550 suites at 5251 Dundas Street West in Etobicoke. The project is positioned around the Kipling TTC subway and GO Transit hub, making it a transit-forward development for buyers who commute into downtown Toronto or west to Mississauga.

Suite types at Kipling Station include studios, one-bedrooms, and two-bedroom configurations. A 50-storey CentreCourt project follows the developer's established template: efficient floor plates, functional layouts, and competitive prices relative to downtown Toronto equivalents. Occupancy for this project is expected in the 2026 timeframe.

Primary bedrooms in one-bedroom suites here will typically range from 9'6" to 10'6" in width. Queen fits in most cases, and a quality full (54" x 74") works well if you want more floor circulation. Two-bedroom layouts give the primary bedroom more breathing room, often 10'6" to 12', which allows a queen comfortably and occasionally accommodates a king with careful furniture placement.

Park Lawn and Lake Shore Condos

The Park Lawn and Lake Shore corridor in southwest Etobicoke has been one of Toronto's most intensively developed stretches of land over the past decade, and that continues in 2026. Multiple towers are at various stages of pre-construction and occupancy in this area, drawing buyers who want lake proximity without the downtown premium.

Suites along Park Lawn tend to be slightly more generously proportioned than equivalent downtown units, particularly in two-bedroom and two-bedroom-plus-den layouts. Many buildings in this corridor have primary bedrooms that accommodate a queen as the baseline, with king being achievable in larger two-bedroom and penthouse configurations. If you're registered at a Park Lawn area development, confirm your specific floor plan measurements before committing to bed size.

Mississauga: EX3, Arte Residences, M5, Above Condos

Mississauga's pre-construction market centres around the Square One area and the Dundas Street corridor, with new projects spreading east and west from City Centre. The Hurontario LRT, now progressing toward completion, has accelerated development along the entire corridor.

EX3 Condos - Exchange District Phase 3 (151 City Centre Drive)

EX3 is the third phase of the Exchange District master-planned community by Camrost Felcorp, located at 151 City Centre Drive directly across from Square One Shopping Centre. At 72 storeys and 660 suites, this is one of the taller residential towers in Mississauga. Suites range from 420 to 1,460 square feet with studios through three-bedrooms available. Estimated completion is August 2026.

The larger suite types at EX3, particularly the two-bedroom-plus-den and three-bedroom configurations, have primary bedrooms comfortably sized for a king. The one-bedroom and one-bedroom-plus-den layouts follow standard GTA dimensions, typically 530 to 680 square feet total, with primary bedrooms that work well with a queen.

Important delivery note for EX3: high-rise towers with multiple phases and active construction often have strict delivery windows. Contact the building's property management as you approach occupancy to get the freight elevator booking procedures. Early movers in new towers sometimes face delays if freight access is shared with finishing trades. Book your mattress delivery with this buffer in mind.

Arte Residences (89 Dundas Street West)

Arte Residences by Emblem Developments is an 18-storey mid-rise at 89 Dundas Street West in Mississauga with 427 units. Suite sizes run from 402 to 838 square feet across one, two, and three-bedroom configurations, with dens available in several layouts. Completion was targeted for 2025, meaning some buyers may already be in occupancy or approaching it.

At 402 square feet, Arte's smallest suites are among the tightest available in the current Mississauga market. These layouts benefit from a double or full mattress rather than a queen, which allows for a genuine furniture arrangement rather than a room entirely occupied by the bed. One-bedroom suites in the 500 to 650 square foot range at Arte can fit a queen with planning, and two-bedroom layouts at 750 square feet and up offer primary bedrooms with enough room for a queen without compromise.

M5 Condos (Mississauga, Rogers Urban Capital)

M5 Condos, developed by Rogers Urban Capital, is positioned in the growing Mississauga pre-construction market. Suite configurations and exact floor plan dimensions should be confirmed through the project's sales centre, as specifics may vary from the initial registration information. Apply the standard GTA framework: studios and tight one-bedrooms benefit from a full or double, standard one-bedrooms and one-bedroom-plus-dens accommodate a queen well, and two-bedroom-plus units can support a king in the primary bedroom.

Above Condos (Mississauga, Mixed Use)

Above Condos in Mississauga is a mixed-use development featuring both residential and retail components. Mixed-use towers in the Mississauga market tend to offer a range of suite sizes, often with lower floors allocated to commercial use and residential suites beginning higher up. This layout often means slightly longer elevator rides to grade, which is a logistical consideration for delivery teams. Confirm freight elevator access and any restrictions on delivery hours with the building before scheduling.

Talia, Showroom Specialist: "When someone comes in with their floor plan, the first thing I look at is the bedroom door swing and any closet placement that cuts into the room. A lot of condo bedrooms have closets that reduce the usable wall length below what the overall dimensions suggest. A room that says 10'6" might effectively have 8 feet of clear wall to work with once the closet door swings open. That's the difference between fitting a king and being stuck with a queen."

Vaughan & North Toronto: Vincent Condominiums, Daniels FirstHome Keelesdale

North York, Mississauga & Etobicoke Condos 2026: Mattress Guide - Mattress Miracle Brantford

Vincent Condominiums (Vaughan)

Vincent Condominiums is a pre-construction project in Vaughan, north of Toronto. Vaughan's condo market has grown significantly since the Vaughan Metropolitan Centre (VMC) subway station opened, and Vincent targets buyers looking for transit access without downtown density. Suite types and pricing should be verified through the sales centre as the project approaches launch. Expect bedroom sizing to follow regional norms: one-bedroom primary rooms in the 10' to 11' range work best with a queen, and two-bedroom units can support a king in the primary bedroom depending on layout.

Daniels FirstHome Keelesdale Phase 2

The Daniels Corporation's FirstHome program is aimed at first-time buyers, and Keelesdale Phase 2 continues that mission in the Keele and Wilson area of northwest Toronto. The FirstHome model prioritises affordability, which typically means efficient square footage. Suite sizes in the 450 to 650 square foot range are common in this program.

First-time buyers at Keelesdale often ask us about mattress sizing because the suite is smaller than what they grew up in. The practical answer for a 450 to 550 square foot one-bedroom is a queen mattress chosen for good motion isolation and temperature regulation, since the room will be compact and climate control matters more. A full (double) is also worth considering if bedroom width is under 10 feet, as it leaves meaningful floor space for other furniture.

GTA Condo Bed Size Quick-Reference Table

This table is a practical reference based on common GTA pre-construction suite floor plate configurations. Your specific unit may vary. Always confirm bedroom dimensions from your floor plan.

Mattress Delivery to the GTA: What to Know Before Move-In Day

North York, Mississauga & Etobicoke Condos 2026: Mattress Guide - Mattress Miracle Brantford

New condo move-in logistics are different from moving into a house. Here are the things we consistently tell GTA condo buyers before scheduling delivery.

Book the freight elevator ahead. Most new condo buildings require you to book a specific move-in window and freight elevator slot. Property management offices in newly occupied towers often have limited windows available, sometimes only on certain days. Book this two to four weeks in advance if possible. Let us know the window when you call so we can plan the delivery accordingly.

Confirm the elevator interior dimensions. A standard residential elevator can accommodate a rolled or compressed mattress in a box, but a traditional innerspring mattress in a flat box can be a different story. At Mattress Miracle, our delivery team brings the right tools and experience. We'll confirm what we need to know before arrival.

Measure the bedroom door, not just the room. A king mattress is 76 inches wide and 80 inches long. Standard interior condo doors are 32 to 36 inches wide. The mattress goes in on its side, so the door height (typically 80") is the limiting measurement. A standard king fits through a standard door on its side. But if your suite has an 80" door height and a narrow corridor leading to the bedroom, let us know. It's rare but it matters.

Remove old mattress arrangements. If you're upgrading from a previous home or rental, we include old mattress removal with your purchase. Let us know at time of booking.

Frequently Asked Questions

What mattress size fits a one-bedroom condo in North York or Mississauga?

In most standard one-bedroom GTA condos (540 to 640 square feet), the primary bedroom is 10 to 11 feet wide. A queen mattress (60 x 80 inches) fits comfortably in most of these rooms with clearance on both sides. In tighter layouts under 520 square feet, a full or double (54 x 74 inches) gives more usable floor space.

Can I fit a king bed in a two-bedroom condo at EX3 or NorthCore?

It depends on the specific floor plan. In two-bedroom suites where the primary bedroom measures 11 feet 6 inches or wider, a king (76 x 80 inches) fits with clearance on both sides. In rooms 10 feet 6 inches wide, a king technically fits but leaves only about 19 inches per side.

How does white glove mattress delivery work for a new condo building?

White glove delivery means our team brings the mattress to your suite, sets everything up, removes all packaging, and takes away your old mattress if applicable. For new condo buildings, confirm your freight elevator booking window with building management before scheduling delivery.

Do you deliver mattresses to Mississauga and Etobicoke from Brantford?

Yes. Mattress Miracle delivers with white glove service to Mississauga, Etobicoke, North York, Scarborough, and all GTA communities. We are based in Brantford at 441 1/2 West Street, but our delivery routes extend throughout the Greater Toronto Area.

What happens if the mattress does not fit through the condo elevator or door?

Most standard queen and king mattresses ship compressed and can be brought through a standard 80-inch door. At Mattress Miracle, we discuss delivery logistics before the day arrives so there are no surprises. Mattress-in-a-box options compress to fit tight corridors.
