Three-storey walk-ups. Urban towns with bedrooms on the third floor. The mattress delivery question shifts from "will it fit in the elevator" to "will it bend around the staircase landing."
Brad has delivered to all of these neighbourhoods. The challenge in a townhome is not size, most primary bedrooms handle a queen or king, it is the path. Narrow staircases, tight landings, and low ceilings on upper floors change the calculation entirely.
Townhomes vs. Condos: A Different Delivery Problem
In a condo, the freight elevator is your bottleneck. In a townhome, the staircase is. Here is why it matters:
Staircase Delivery Essentials
- Minimum staircase width: Ontario Building Code requires 860 mm (34 inches) minimum for residential stairs. A queen mattress at 60 inches wide can navigate most standard staircases when tilted and rolled. A king at 76 inches needs more maneuvering room.
- The landing turn: The biggest obstacle is not the stairs themselves but the landing between floors. If your townhome has a 180-degree switchback staircase (most three-storey units do), the landing width and ceiling height at the turn determines what fits.
- Ceiling height: Standard 8-foot ceilings on stairwells limit how far you can tilt a mattress. Nine-foot ceilings, common in newer builds, give crucial extra inches.
- Mattress flexibility: Innerspring and hybrid mattresses have some flex but cannot bend sharply. All-foam mattresses in a box solve the staircase problem entirely but limit your material options.

Elite Developments, the same builder behind Station Sixty in Brantford, is developing this project as a mix of townhomes in a suburban setting with quick access to the LINC and Red Hill Valley Parkway.
Mountain locations like Electric Ave offer something downtown condos cannot: ground-level access. Many townhome designs have the primary bedroom on the second floor with standard stair access, no freight elevator politics, no booking windows, no deposits. You schedule delivery, we show up.
Heritage Place in Binbrook by John Bruce Robinson
Heritage Place is a boutique development of just 12 units at 2620 Hamilton Regional Road 56 in Binbrook. The three-storey design by Homes by John Bruce Robinson puts the entry on the ground floor, living room and kitchen on the second floor, and bedrooms and bathrooms on the third floor.
Units range from 1,126 to 1,296 sq ft. That is generous for a three-storey layout, and the bedrooms on the top floor should accommodate queens comfortably. The three-storey walk means your mattress needs to navigate two flights of stairs with landings.
Third-Floor Bedrooms: Temperature Matters
Heat rises. Third-floor bedrooms in townhomes are consistently warmer than ground-level rooms, especially in summer. This affects sleep quality directly. If your Heritage Place or Peachy unit puts the bedroom on the top floor, consider a mattress with natural temperature regulation. Pier 8: Hamilton's Waterfront Transformation
Pier 8 is the most ambitious development on this list. The Waterfront Shores project plans to transform Pier 8 into a mixed-use community with over 1,500 homes across nine development blocks and 20 new buildings. Unit types range from one-bedroom condos to three and four-bedroom townhomes.
Construction is phased across multiple blocks, with early phases expected to reach occupancy in stages through 2026 and beyond.
