This is one of the most common questions we hear at Mattress Miracle from Hamilton condo buyers. Not "what firmness should I get?" but "will it even fit in my room?" And honestly, that is the right question to ask first. A mattress that does not fit your space is a mattress that gets returned, and nobody wants that hassle during an already stressful move.
Hamilton has more than a dozen major condo projects reaching occupancy between now and 2028. Each one has different unit layouts, different elevator configurations, and different hallway widths. We have been delivering mattresses to Hamilton condos for years, and Brad (our owner since 1997) has seen every version of "it looked bigger on the floor plan" that exists.
So here is what you actually need to know, building by building.
Hamilton Condo Boom: What Is Coming in 2026
Hamilton is going through one of the biggest residential construction periods in its history. Thousands of new condo and townhome units are approaching occupancy across downtown, the Mountain, Waterdown, and beyond. That means thousands of bedrooms that need mattresses, and thousands of people discovering the gap between what they imagined and what actually fits.
The developments we hear about most often from our Hamilton customers include 75 James Street South (635 suites), Television City at 163 Jackson Street West (618 suites), Radio Arts at 206 King Street West (122 suites), and Beasley Park Lofts at 134 Mary Street (458 suites). There are also townhome communities like Luma Urban Towns at Kaleidoscope in Waterdown and Peachy on the Mountain, plus future projects like Corktown Condos at 221 John Street South.
Each building is different, but the mattress fitting questions are always the same.
Mattress Sizes and Minimum Room Dimensions
Before we get into specific buildings, here is a quick reference for standard Canadian mattress sizes and the minimum bedroom dimensions you need for each.
Mattress Size vs. Minimum Room Size
Twin (39 x 75 in / 99 x 190 cm) - Minimum room: 7 x 10 ft. Fits any condo bedroom, including dens being used as bedrooms.
Double/Full (54 x 75 in / 137 x 190 cm) - Minimum room: 9 x 10 ft. Works in most studio and one-bedroom condo layouts.
Queen (60 x 80 in / 152 x 203 cm) - Minimum room: 10 x 10 ft. The most popular size for condo bedrooms. Leaves enough room for two nightstands in most layouts.
King (76 x 80 in / 193 x 203 cm) - Minimum room: 12 x 12 ft. Requires a proper master bedroom. Many condo floor plans can handle this in two-bedroom and three-bedroom units, but not always in one-bedroom layouts.
Split King (two 39 x 80 in / 99 x 203 cm pieces) - Same footprint as king but each piece fits through any elevator or doorway. Works with adjustable bases.

Development-by-Development Breakdown
Here is what we know about the major Hamilton developments and what bed sizes will work in each. We have compiled this from published floor plans, developer websites, and feedback from our Hamilton customers who have already moved in or are in the planning stages.
75 James Street South
Developed by Fengate, Hi-Rise Group, and LiUNA, 75 James is one of the biggest projects in downtown Hamilton. The 35-storey tower has 635 suites ranging from 345 to 1,440 sq ft, with occupancy scheduled for early 2026. Unit types include studios, one-bedrooms, two-bedrooms, and three-bedrooms.
75 James Street South: Bed Fitting Notes
Studios (345-450 sq ft): A double or queen is the practical maximum. Studios at this size typically have a sleeping area that is not fully separated from the living space, so a 54-inch-wide double keeps things open. A queen will fit but the room will feel tight.
One-bedroom (500-650 sq ft): A queen fits comfortably. King is possible in some layouts but may leave minimal clearance for nightstands or a dresser.
Two- and three-bedroom (800-1,440 sq ft): Master bedrooms in these units should accommodate a king bed. The larger three-bedroom suites at 1,440 sq ft have master bedrooms sized for king beds with full furniture.
The building is a high-rise with modern construction, which typically means both passenger and freight elevators. For a king mattress delivery, you will want to book the freight elevator through building management.
Television City, 163 Jackson Street West
This is a major project from Lamb Development Corp and Movengo Corporation. Television City is a $360-million development with approximately 618 units spread across two towers (40 and 30 storeys) connected by a skywalk. Unit sizes range from 343 sq ft studios all the way up to 2,010 sq ft three-bedroom-plus-den layouts. Completion is anticipated for 2027.
The range here is enormous. At the studio end, you are looking at a double mattress being the sensible choice. At the penthouse end, you could fit two king beds and still have room to walk around. Most buyers are landing somewhere in the middle with one-bedroom and two-bedroom units.
Television City's amenities include an outdoor infinity pool, fitness centre, and co-op tech centre. The building will feature hotel-style amenities, and that kind of building typically comes with a dedicated service elevator that can handle king mattress delivery without issues. That said, always confirm the elevator dimensions with the sales office or building management before you order.
Radio Arts, 206 King Street West
Radio Arts is a 14-storey, 122-suite building by Canlight Realty Corporation. Suites range from 363 to 1,020 sq ft, with studios, one-bedrooms, one-bedroom-plus-dens, two-bedrooms, and three-bedrooms. Pricing ranges from approximately $476,990 to $720,990.
Radio Arts Elevator Note
At 14 storeys, Radio Arts is considered a mid-rise. Mid-rise buildings in Ontario are required to have at least one elevator that accommodates a stretcher (2,010 mm long), but they do not always have a dedicated freight elevator. If Radio Arts has only passenger elevators, a king mattress (193 cm wide) may need to be stood on its side and angled through the door. The narrower studio and one-bedroom units (363-500 sq ft) are best suited to double or queen mattresses. The two- and three-bedroom suites (up to 1,020 sq ft) should handle a queen or king in the master bedroom.
Radio Arts features a ground-floor fitness studio, social lounge, and parcel room. The building is designed in the spirit of Hamilton's broadcasting history, and the architectural team at KNYMH has created a mix of unit types that cater to both singles and small families.
Beasley Park Lofts, 134 Mary Street
Beasley Park Lofts by Stinson Properties is a 30-storey tower with 458 suites. Unit sizes range from 300 to 1,400 sq ft. The development is scheduled for completion in 2026, with suites priced from $299,900 to $699,900.
What makes Beasley Park Lofts particularly interesting for bed fitting is the ceiling height. Suites feature 11 to 13-foot ceilings, which creates a spacious loft feel. Higher ceilings do not change your mattress footprint, but they do make even a smaller bedroom feel more livable with a large bed. A queen in a 10 x 11 ft room with 12-foot ceilings feels very different from a queen in a standard 8-foot ceiling space.
Suites include real hardwood flooring and stone countertops. The loft-style layout means some units have more open floor plans, which can be both a blessing (more flexibility for bed placement) and a challenge (bedroom areas may not be fully enclosed in some studio configurations).
At 30 storeys, Beasley Park Lofts should have a freight elevator suitable for king mattress delivery. The loft heritage of the Beasley neighbourhood sometimes means larger freight elevators carried over from industrial buildings, though this is a new build and will have modern elevator specifications.
Heritage Place, Binbrook
Heritage Place by Homes by John Bruce Robinson is a smaller, boutique development in the heart of Binbrook (part of the greater Hamilton area). It is a 12-unit residential building at 2620 Regional Road 56, with ground-floor commercial space. Units range from 1,126 to 1,296 sq ft, priced from $469,990.
Each unit at Heritage Place has its own individual ground-floor entrance leading to a second-floor living area and third-floor bedrooms. This townhome-style layout means no elevator is needed for mattress delivery. Instead, the constraint is the stairwell width and any turns on the landing between floors.
At 1,126 to 1,296 sq ft across three levels, these units have proper bedrooms that should comfortably fit a queen or king. Measure the stairwell width (typically 36 to 42 inches in townhome builds) and the landing turn radius before ordering a king. A split king eliminates any stairwell concerns entirely.
Luma Urban Towns at Kaleidoscope, Phase 3
Luma Urban Towns is part of the Kaleidoscope master-planned community by LIV Communities in Waterdown (north Hamilton). Phase 3 includes 84 stacked townhouses ranging from 1,396 to 1,687 sq ft, all featuring three bedrooms. Pricing starts from $699,990, with estimated completion set for mid-2026.
Why Waterdown Buyers Visit Brantford
Waterdown is about 40 minutes from our Brantford showroom, and we get a surprising number of Waterdown customers. The Luma Urban Towns at Kaleidoscope community is popular with young families upgrading from apartments, and many of them want to test mattresses in person before committing to a $1,000+ purchase. At 1,396 to 1,687 sq ft with three bedrooms, the master bedrooms in Luma townhomes should accommodate a king bed without issue. One specific floor plan, The Glow 1, is a 1,595 sq ft three-bedroom, three-bathroom townhome. Townhomes generally have wider staircases and door frames than condo towers, and ground-level or walk-up access means no elevator to worry about. The main consideration is the stairwell to the upper bedrooms.
Peachy on the Mountain
Peachy on the Mountain is a townhome development by New Horizon Development Group at 108 Highland Road West in Hamilton. The community offers 72 units on the Hamilton Mountain. The original estimated completion was 2024/2025, though occupancy timelines have shifted. If you are considering this development, contact New Horizon directly for the current schedule.
As a townhome community, the same principles apply: no elevator needed, but stairwell dimensions and landing turns are the constraints for upper-floor bedrooms. At 72 units, this is a smaller community with a more intimate feel. Townhomes on the Mountain tend to have generous floor plans, and king beds should fit in the master bedrooms.
Electric Ave by Elite Developments
Electric Ave is a pre-construction development by Elite Developments at Rymal Road East and Dartnall Road in Hamilton. The project includes 220 units combining modern townhomes with rooftop terraces and a tiered condo tower. Pricing and detailed floor plans are available upon request from the developer.
Because Electric Ave is still in pre-construction, specific bedroom dimensions are not publicly available yet. However, the mix of townhomes and condo units means there will be two different delivery scenarios. Townhome units will rely on stairwell access. Condo tower units will depend on elevator dimensions. If you have reserved a unit, request the detailed floor plan from your sales representative and measure the master bedroom dimensions against the mattress size chart above.
Corktown Condos, 221 John Street South
Corktown Condos by Slate Asset Management is a 27-storey tower with 746 suites at 221 John Street South. Units range from 302 to 835 sq ft. The design is by CORE Architects with interiors by Mason Studio. Estimated completion is spring 2028.
The unit sizes here are on the compact side. At 302 sq ft for the smallest studios, a double mattress is the realistic maximum. Even the larger units at 835 sq ft will need careful measurement before committing to a king. Most buyers in this building will be best served by a queen.
With 746 suites in a 27-storey tower, Corktown will almost certainly have a freight elevator. The spring 2028 completion means you have time to plan. When floor plans are finalized and distributed, measure the master bedroom dimensions and doorway widths before selecting your mattress size.
Station Sixty, 60 Market Street South
Station Sixty Lofts is a 13-storey, 350-unit development by Elite Developments at 60 Market Street South in Brantford (not Hamilton, though it is part of the same regional corridor). The building features one- to three-bedroom units. Specific unit sizes are still to be announced.
We mention Station Sixty because many Hamilton buyers looking at pre-construction in the region also consider Brantford developments, and this one is literally in our backyard. When unit sizes are released, we will be able to give specific bed-fitting guidance. In the meantime, our showroom is a short walk from Station Sixty if you want to test mattresses before your unit is ready.
Elevator and Hallway Realities
The bedroom is only half the puzzle. Getting the mattress from the delivery truck to your bedroom is the other half.
Ontario Building Code: Elevator Requirements
Section 3.5.4.1 of the Ontario Building Code requires that buildings higher than three storeys must have at least one elevator capable of accommodating a patient stretcher measuring 2,010 mm (79 inches) long and 610 mm (24 inches) wide. This means the elevator cab must be deep enough for a nearly 7-foot-long stretcher. A king mattress at 203 cm (80 inches) long is very close to that stretcher length, so it will fit lengthwise in most code-compliant elevator cabs when stood on its side. The limiting factor is usually the elevator door width, not the cab interior.
Here are the typical measurements you will encounter in Hamilton's new condo buildings:
Passenger elevator doors: 90 to 107 cm (36 to 42 inches) wide. A king mattress at 193 cm wide will not fit through a 90 cm door flat. It needs to be stood on its side and angled, which requires the cab interior to be deep enough to accommodate the pivot.
Freight elevator doors: 120 to 150 cm (48 to 60 inches) wide. A king mattress clears freight elevator doors without issue.
Hallway widths: 120 to 150 cm (48 to 60 inches) in most new builds. Straight hallways are fine. The challenge is 90-degree turns near the elevator lobby or at hallway intersections.
Unit entry doors: 81 to 91 cm (32 to 36 inches). A queen mattress (152 cm) passes through when angled. A king (193 cm) requires the door to be at least 81 cm and the mattress to be compressed and tilted carefully.
Bedroom doors: 76 to 81 cm (30 to 32 inches). This is often the tightest point. If your bedroom door is only 76 cm, a king mattress needs significant angling and some compression to pass through.
When a King Will Not Work
Sometimes the answer is simply "no, a king will not fit." That is not the end of the world. Here are the alternatives that our Hamilton condo customers choose most often.
Split king. This is the solution about 30% of our Hamilton condo customers end up choosing. Two twin XL mattresses (each 39 x 80 inches) sit side by side on a king frame. Same sleeping surface. Each piece fits through any elevator, hallway, or doorway without issue. A king-size fitted sheet covers both pieces and the seam between them is barely noticeable. If you choose an adjustable base, a split king lets each partner adjust their side independently.
Queen. For one-bedroom condos under 650 sq ft, a queen is often the better choice regardless of whether a king would physically fit. A queen in a 10 x 11 ft bedroom leaves room for nightstands, a dresser, and walking space. A king in the same room leaves you shuffling sideways past the bed.
Mattress-in-a-box. Compressed mattresses arrive in a box roughly 50 x 50 x 110 cm. They fit in any elevator and through any doorway. The trade-off is that boxed mattresses are mostly all-foam or basic hybrid designs. If you want a premium hybrid with high coil counts and reinforced edge support, you will typically need a traditionally packaged mattress.
